We provide you with a direct link, via email, to the regional MLS (Multiple Listing Service), the largest inventory of "listed" homes in Metro-Detroit. The link updates itself automatically giving you the opportunity to view homes as soon as they become available. You will not find a more relevant or timely information source regarding "listed" homes for sale anywhere. We cover the entire Metro-Detroit area, and in particular Oakland, Wayne, Macomb, and Livingston counties. Our referral network can put you in contact with an Exclusive Buyer Agent most anywhere in the United States. BOTTOM LINE: We'll do everything we can to locate the right home for you. |
NEGOTIATING THE HOME - Phase 2
Our biggest strength with regard to negotiating the purchase contract of a home is that we are truly on your side while negotiating. It is our passion to obtain for you the best price and best terms possible. Also, we have more experience and training than anyone with regard to negotiating on behalf of Home Buyers. We will consider each and every aspect of negotiations; national and local market conditions, motivations, value, inspections, exposure, timing, and more. During negotiations we will do everything possible to strengthen and advocate your position by utilizing our proven and effective negotiating strategies, thereby saving you money when buying a home. We are one of only a few real estate companies that have state licensed real estate appraisers on staff to answer any appraisal related questions you may have and to provide guidance with regard to a home's value and the offering price. It is also important to note that our compensation is not tied in with the sale price of home the same way your typical Agent's commission is. For us, closing predominantly involves our careful coordination of other real estate professionals involved in the transaction, such as the mortgage and title companies. Our primary function during this time is to make sure everybody else is doing their job properly, all so that our Buyer Client can have a trouble free, smooth closing. One very important tasks of ours is to make sure that all the final closing documents are in order and executed in accordance with the purchase agreement. Also, we will prepare our Clients with regard to closing, reviewing the closing documentation with them, and tending to any last minute details. We also pay close attention to other items such as switching utilities, coordinating moving companies, contractor visits, the transferee of keys, etc . . . BOTTOM LINE: We will do everything we can to ensure a smooth and hassle free closing for our Buyer Clients. |
